Located in the rapidly transforming Kennedy Street Corridor – an emerging Opportunity Zone in Washington, D.C. – The Cunningham is a newly constructed, 37-unit multi-family apartment building that sets a new standard for affordable housing. Designed with a focus on veterans and their families, the project delivers thoughtfully planned, high-quality rental units that combine affordability with dignity and comfort.  

The Cunningham was conceived as a “modern classic,” offering residents an experience that feels almost hotel-like. With an emphasis on family living, each unit in the building is either a two- or three bedroom apartment – an intentional move to address the growing need for spacious, family-oriented affordable housing. Four of the units are designated through the District’s Inclusionary Zoning (IZ) program, ensuring a broader mix of incomes and housing opportunities.  

Sustainability is woven into every aspect of the project. The building features a 14-kilowatt rooftop solar panel system, electric vehicle charging stations, and an advanced stormwater management infrastructure – demonstrating a strong commitment to environmental stewardship and long-term resilience.
